Metal roofs are typical in The Hill Country of Texas. Anyone considering adding or replacing a metal roof should be aware there are different types available including Standing Seam, V-Crimp, R Panel, U Panel and other metal roofing options. Standing Seam has the screws hidden, while V-Crimp, R Panel, U Panel and Other types of metal roofing are known as screw down roofs, meaning the screws are on top and exposed.

Screw Down Roofs: Screw down roofs are less expensive in the beginning but maintenance will add to the original cost because the exposed screws tend to work loose over 5-8 years and will cause leaks. These screws cannot be tightened. They must be replaced with a slightly larger screw. This brings long term pricing a lot closer to the cost of Standing Seam and could even exceed it depending on how many times you have to tighten the screws.

Standing Seam Roofs: Standing Seam roofs should be 24 gauge metal, the screws are hidden and cannot back out or loosen. This gives a nice smooth finish and look to the roof. While Standing Seam is more expensive in the beginning, over time maintenance is zero, thus making it more dependable and cost effective.

Be aware that all metal panel roofs will show hail damage. Metal panel roofs will receive cosmetic waivers from the Insurer, which means unless the seams are damaged the Insurance company will not pay for replacement.

Metal roofs can also give the traditional shingle look. There are several manufactures that make Metal shingles. Metal shingles can create the same look as any concrete or clay roofing tiles or shake shingles. We use a metal shingle company that produces the highest quality available. In addition, their metal shingles are stone coated which provides protection against large hail and will not show hail marks. Pricing is comparable to Standing Seam.

There are many colors available but color increases the price by 12%-15% for Screw Down and Standing Seam roofs. Metal shingles are already priced to include color options.

Metal roofs are considered Class 4, which receives an 8%-12% discount on premiums from most Insurance companies.
